Project Overview

Concord Consult Limited was appointed to provide MEP Project Management and Client Side Project Management services for a major inbound cross dock warehouse facility at Symmetry Park, Kettering. The development forms part of a large-scale logistics and distribution hub being delivered by Tritax Big Box and represents a significant investment in the UK’s strategic logistics infrastructure.

The 960,000 sq. ft. facility has been designed to support high-volume, time-critical logistics operations, incorporating extensive mechanical, electrical, and public health systems to enable efficient, reliable, and scalable operational performance.

Our Role (Client PM)

Concord Consult Limited was appointed to provide comprehensive client-side project management services, acting as the client’s trusted representative throughout the project lifecycle. Our role is to ensure the successful planning, coordination, and delivery of the development, safeguarding the client’s objectives in relation to programme, cost, quality, and risk.

Our responsibilities include:

• Providing strategic project leadership and acting as the primary client representative
• Managing the project programme to ensure key milestones and critical delivery dates are achieved
• Coordinating the design team, contractor, and wider stakeholder group to maintain effective communication and decision-making
• Monitoring project costs, risks, and change control to protect the client’s commercial interests
• Overseeing procurement, governance, and reporting to ensure informed project decisions
• Managing project risks, issues, and opportunities through proactive mitigation strategies
• Facilitating stakeholder engagement and ensuring all statutory approvals and third-party requirements are achieved
• Monitoring construction progress, quality, health and safety, and overall project performance
• Ensuring the project is delivered in accordance with the client’s brief, contractual obligations, and business objectives
• Supporting project handover, commissioning, close-out, and operational readiness to facilitate a successful transition into occupation

Our Role (MEP PM)

Concord Consult Limited was appointed to undertake a comprehensive review of MEP services across the site, ensuring that all systems are designed, coordinated, and delivered in line with project requirements, operational needs, and industry best practice.

Our responsibilities include:

• Providing independent MEP project management and technical oversight

• Reviewing MEP design proposals for compliance, coordination, and buildability

• Monitoring installation quality and progress against programme milestones

• Supporting risk identification and mitigation relating to MEP systems

• Coordinating with the developer, main contractor, and specialist subcontractors

• Ensuring compliance with relevant regulations, standards, and client requirements

Challenges

The project required the seamless integration of Client-Side Project Management and MEP Compliance Services to successfully deliver a complex, highly serviced logistics facility within demanding programme and operational constraints.

From a Client-Side Project Management perspective, the key challenge was providing effective governance, stakeholder coordination, programme management, risk mitigation and commercial oversight whilst acting as the client’s representative throughout the project lifecycle. Maintaining alignment between the client’s objectives, design development, procurement strategy and construction delivery was essential to achieving successful project outcomes.

From an MEP Compliance perspective, the scale and complexity of the building services required rigorous technical review, design assurance, installation monitoring and quality inspections to ensure all mechanical, electrical and public health systems were fully coordinated, compliant with statutory and client standards, and capable of supporting the facility’s critical operational and automation requirements. Continuous collaboration with the design team, main contractor and specialist subcontractors was fundamental to ensuring technical compliance, programme certainty and a successful commissioning and handover process.

Through the successful integration of Client-Side Project Management and MEP Compliance Services, Concord Consult Limited has supported the delivery of a complex logistics development by providing strategic project leadership alongside independent technical assurance.
