    • We have experience working with a number of Funders and Investors to advise on any risks that exist on developments; our aim is to provide an informed, pragmatic approach. Providing Funders with a view of all the development risks from the outset of acquisition, funding being reviewed through to project execution and completion.

    • We are pro-active and collaborative in the mitigation of risk on behalf of Funders; this not only benefits the Funder but also enhances the Borrower team with intelligence and early identification of risks that otherwise may not have been identified. This enables appropriate mitigation on behalf of both the Funder and Borrower.

    • We deliver independent, experienced reporting and due diligence, assessing the initial risks, then monitoring the progress, verifying monthly payment drawdowns and ensuring the Borrower is fulfilling their agreed lending terms with the Funder.

    • Once works commence, we produce an interim report each month. Each report updates the Funder on the progress of the development in regards to the agreed programme, contract value, any material issues, insurance position, warranty position and build quality. The report also reviews process in regards to planning and building regulation discharges and the administration of the construction Contract. The ultimate aim being to approve a substantiated monthly drawdown that reflects the progress and meets the obligations of the funding agreement.

    • On completion we attend site and produce a final report, we liaise with the Borrowers representative and ensure completion has been certified, and all other due diligence related to building control, warranties, defects, insurances and production of technical information is concluded.

    • We ensure our Clients are protected every step of the development and that an appropriate position for exit or step in by the Funder is maintained.

  • 1. Design Compliance & Technical Assurance

    • Review and validate mechanical, electrical, and public health designs against project requirements, statutory regulations, and industry best practice.

    • Assess design deliverables for compliance with Building Regulations, CIBSE, IET, BSRIA, ASHRAE, and other relevant standards.

    • Ensure integration and coordination of MEP services across disciplines to avoid conflicts and inefficiencies.

    • Verify energy efficiency measures and sustainability compliance (Part L, BREEAM, LEED, etc.).

    2. Regulatory & Statutory Compliance

    • Check design and installations against UK Building Regulations, Health & Safety legislation, fire codes, and environmental standards.

    • Liaise with regulatory authorities, building control, and approving bodies to ensure approvals are secured.

    • Monitor compliance with CDM Regulations (Construction Design and Management).

    3. Site Monitoring & Quality Assurance

    • Conduct regular site inspections to verify installation is in line with approved designs, specifications, and method statements.

    • Monitor MEP contractors’ workmanship, materials, and testing processes.

    • Provide compliance reports highlighting deviations, risks, and required corrective actions.

    • Witness testing and commissioning of mechanical, electrical, fire, and public health systems.

    4. Technical Risk Management

    • Identify and mitigate risks associated with MEP systems (safety, performance, operability, and maintenance).

    • Support value engineering exercises without compromising compliance or quality.

    • Provide technical due diligence for design changes, variations, and contractor proposals.

    5. Documentation & Reporting

    • Prepare and maintain compliance checklists, inspection reports, and audit trails.

    • Review O&M manuals, technical submittals, and certifications for accuracy and completeness.

    • Ensure all as-built documentation meets regulatory and client handover requirements.

    6. Commissioning & Handover Assurance

    • Oversee pre-commissioning, commissioning, and performance testing of MEP systems.

    • Verify integration and functionality of life safety systems (fire alarms, sprinklers, smoke extract, emergency lighting, etc.).

    • Ensure final systems meet design intent, client expectations, and statutory requirements.

    7. Post-Completion & Operational Compliance

    • Support seasonal commissioning and fine-tuning of systems.

    • Conduct compliance audits during defects liability period.

    • Advise on maintenance strategies and statutory testing obligations (e.g., electrical testing, pressure vessels, legionella control).

    • We provide expert advice and opinion on all Project Management and Quantity Surveying matters.
